We work alongside a network of consultants around the globe, who can undertake an audit of your carbon footprint and energy performance. Linden Property Ltd based in Edinburgh (Scotland) provides Energy Performance Certificates.
What?
An Energy Performance Certificate is a document which states the energy efficiency of a building, based on standardized usage.
Carbon Dioxide (CO2) ratings are shown in bandings from A to G (A is least polluting).
Shows amount CO2 estimated to be released from building against the emissions that would result from a more efficient build.
When?
From 4th January 2009 EPCs are required:
- When a property is offered for sale (seller responsible)
- When a property is offered for let (landlord responsible)
- For lease assignments (assignor responsible)
The EPC must be provided at the earliest opportunity thus:
- When written information is provided;
- When the viewing conducted;
- Ultimately it must be provided before entering into any contract to sell/let
Only new tenancies created on or after 4th January 2009 require an EPC. This does not include lease renewals or extensions.
Why?
Buildings contribute 50% of UK’s total CO2 emissions.
Allow prospective owners and tenants to compare performance with other buildings.
The EPC suggests 'cost-effective improvements'; these are not obligatory. However the rationale is that if the landlord elects to do them CO2 emissions will be decreased, it will save energy costs, and the building will become more attractive to prospective buyers/tenants.
An EPC is valid for 10 years. If major works are undertaken during this period owners may choose to update it but this is not mandatory.
Owners can be fined up to £5,000 (depending on category of property) for not making an EPC available to prospective purchasers/tenants.
